World Heritage Site status generates an additional half million visitors per annum. This is not speculation, it is based on the experiences of Stonehenge and Ironbridge to name just two, and it is Llangollen that's about to benefit from the same - thanks to the recent award having been granted to the Pontcysyllte Aquaduct and Llangollen Canal - and that's where you'll find the Tyn-y-Wern. It is a great opportunity for someone with energy, drive and ambition, someone able to maximise on this opportunity to prepare for the anticipated boost in demand. As for the property itself, well, the first thing you notice is the view - a 180 degree span of the Vale of Llangollen. The greenery dotted
with whitewashed cottages, rugged hillside and imposing rocks. The property itself sits in its own grounds
of gently sloping lawns and carefully tended flower beds. The generously proportioned car parking sits on
two levels and as we're on the edge of town, security isn't an issue here - yet the school and the town are
just over ten minutes on foot or two minutes away in the car.
This is the Tyn y Wern - originally a stone built 1730s farmhouse greatly enlarged over the years and changing
in both character and function during the intervening years. We are Chris and Richard Tomlinson, current owners
and potential retirees. We bought the Tyn y Wern nine years ago having tried retirement then only find
ourselves not quite ready..... it has been a great project but it is time for a change.
There are a total of twelve letting rooms, all ensuite, plus a large, split level breakfast room, reception area,
bar and 42 seater restaurant with separate washrooms. There is a servery off the restaurant, a large cellar and
access for deliveries and storage.
The kitchen suite comprises cooking theatre with separate wash up adjacent plus a large separate food preparation area.
There is a laundry and two storage sheds together with a double garage to the rear of the property.
The self-contained private accommodation comprises of two double bedrooms each with their own bathrooms. A sizeable
lounge with feature oak beams and a generously proportioned sun lounge which is south facing. Double patio doors lead
out onto a private parking area, rear driveway and garages. There is a steep area to the west which has full planning
permission for a four bed-roomed house (granted in August 2011).
We completed a total refurbishment of the property and reopened in June 2003 as a very successful four star country
hotel. In 2007 we scaled down the operation to just ten letting rooms so we could run it as a guest house ourselves.
Family have since moved in - our grandchilden are nearer to school and with both parents working we are able to provide
support while stepping a little closer to retirement.
This property has both flexibility and great potential. Two couples looking for a joint venture or a large family
house with a good income. As a pub, restaurant, guest house or fully operational hotel it is a great location offering
